What Is Cash Damming?

Cash Damming is a sophisticated Canadian tax strategy that uses the flow of money through your accounts to gradually convert non-deductible personal mortgage debt into tax-deductible business or rental-related debt.

The concept gets its name from the idea of "damming" — or redirecting — a stream of cash. Instead of letting your income flow directly to personal expenses and mortgage payments, you restructure the flow so that borrowed money (from a HELOC) covers your deductible business or rental costs, while your earned income goes directly to reducing your personal mortgage.

Over time, your personal mortgage shrinks faster while a growing line of tax-deductible debt replaces it — saving you money on taxes every year. It's particularly powerful for rental property owners and sole proprietors (self-employed individuals) with regular, identifiable deductible expenses. Note: Cash Damming applies to sole proprietors — it is not available to incorporated business owners, as personal and corporate finances must remain separate.

Open a Dedicated HELOC

Set up a Home Equity Line of Credit (HELOC) on your primary residence. This becomes the funding mechanism for all deductible expenses. It must be kept completely separate from your personal finances for CRA-compliance purposes.

Identify Your Deductible Expenses

Map out all your business or rental property expenses — mortgage interest on the rental, property taxes, maintenance, insurance, property management fees, utilities, supplies, and other operating costs. These are the expenses you would normally pay from earned income.

Fund a Dedicated Expense Account from the HELOC

An advance is drawn from the HELOC and deposited into a dedicated expense payment account — kept completely separate from your personal and business banking. All deductible business or rental expenses are paid from this dedicated account. Because the borrowed HELOC funds are being used for income-earning purposes, the interest on those advances becomes tax-deductible.

Direct Income to Your Personal Mortgage

The rental income or business revenue that would have gone toward those expenses now flows directly to your personal mortgage. Your mortgage principal decreases faster than it otherwise would — saving you interest and building equity more rapidly.

Do I need a rental property specifically, or can it work for a regular business?

Cash Damming works for rental property owners and sole proprietors (self-employed individuals). It is not available to incorporated business owners — the strategy requires that personal and business finances can be structured together, which isn't possible inside a corporation. The key requirement is that you have regular, identifiable expenses that are deductible for income tax purposes. We'll help you determine which of your expenses are eligible.

How much equity do I need in my home to start?

You'll need sufficient equity in your home to qualify for a HELOC — typically lenders allow borrowing up to 80% of your home's value minus your outstanding mortgage balance. The more equity you have, the larger your HELOC, and the more effective the strategy can be. We'll assess your current equity position in your consultation.

Can I use Cash Damming and the Smith Manoeuvre together?

What role does my accountant play?

Your accountant is a critical partner in this strategy. They claim the HELOC interest deductions on your tax return and ensure your records meet CRA standards. We work directly with your accountant from the setup stage, or we can connect you with trusted accounting partners who have experience with these strategies.

Is there a minimum amount of deductible expenses required?

There is no formal minimum, but Cash Damming is most impactful when you have a meaningful volume of monthly deductible expenses. Smaller expense profiles may generate limited tax savings relative to the administrative effort.
